Legionella risk assessment leads, paid per qualified enquiry
Landlords and building owners have a duty to control legionella risk. I build local sites that capture those searches and pass qualified enquiries to you.
Why people search for a legionella risk assessment
Employers and people in control of premises, including landlords, have a duty under health and safety law to assess and control the risk from legionella. HSE guidance, including the approved code of practice L8 and the guidance in HSG274, sets out what that means. For a simple domestic water system the assessment can be straightforward, but landlords, agents and building managers still look for someone competent to carry it out and write it up.
Demand tends to come from letting agents who want assessments across a portfolio, HMO owners, commercial landlords and managing agents. Reviews are needed when the water system changes or the use of the building changes, so the work recurs.
What an enquiry looks like
- A landlord asked by their agent or insurer for a legionella risk assessment
- A letting agent needing assessments for properties they manage
- A commercial property owner with a water system and no current assessment
- A holiday let or guest house owner reviewing water safety
- An owner who needs an existing assessment reviewed after a plumbing change
How leads are qualified
A qualified lead has real contact details, asks for a legionella risk assessment or related service you offer, and is in your area. Follow-on work such as temperature monitoring, tank cleaning or remedial actions can be routed if you offer it. Terms are agreed in writing first.
How it works
- I build and own a local site for your service and area.
- People who need the service enquire through it.
- Qualified enquiries are passed to you.
- You pay an agreed price for each qualified lead. No retainer.

Questions
Is a legionella risk assessment a legal requirement for landlords?
Landlords have a duty to assess and control the risk. HSE guidance explains how far that goes for simple systems. This page describes the market for providers and isn't legal advice to landlords.
Can legionella leads be bundled with other services?
Often. Landlords who need one compliance check tend to need others. We can discuss routing related enquiries to you if you offer them.
What if I only work in one town?
That's fine. Areas are agreed up front, and you only receive leads for the area you cover.
