EPC and HMO licensing leads for assessors and consultants

Landlords need an EPC to let a property, and many need an HMO licence. I build local sites that capture those searches and pass qualified enquiries to you.

Why landlords search for EPCs and HMO licensing help

A property generally needs a valid Energy Performance Certificate to be let in England and Wales. Certificates last ten years, and minimum energy efficiency rules apply to private lets. The government has consulted on raising the minimum standard, so landlords often search when a certificate is missing, expired or comes back with a rating they need to improve. Check the current rules for the standard that applies.

HMO licensing is run by local councils under the Housing Act 2004. Mandatory licensing applies to larger HMOs, and many councils add additional or selective schemes, with thresholds and conditions that differ by council. Landlords search for help when they are converting a property, buying an HMO or facing a renewal.

What an enquiry looks like

  • A landlord who needs an EPC before advertising a property
  • A landlord whose EPC came back with a low rating and who wants to know what to improve
  • An investor converting a house to an HMO who needs licensing guidance and the paperwork
  • A landlord renewing a licence who wants help with the application and plans
  • An agent needing EPCs for several properties

How leads are qualified

A qualified lead has real contact details, asks for an EPC or HMO licensing support you offer, and is for a property in your area. Licensing support is advice and paperwork rather than a regulated legal service, so I'll ask how you describe what you do. Terms are agreed in writing first.

How it works

  1. I build and own a local site for your service and area.
  2. People who need the service enquire through it.
  3. Qualified enquiries are passed to you.
  4. You pay an agreed price for each qualified lead. No retainer.

Questions

Do you supply EPC leads on their own?

Yes, if that's what you offer. EPC enquiries are often one-off, so the value per lead differs from recurring services. We'd agree the price with that in mind.

Can HMO licensing leads be council-specific?

Yes. Licensing rules vary by council, so leads are most useful when they're tied to the council area you cover.

Do you give landlords legal advice?

No. The sites explain what a service involves and connect landlords with a provider. Providers should be clear about what they advise on.
