Landlord gas safety leads for Gas Safe engineers
Landlords must have gas appliances checked every year. I build local sites that capture those searches and pass qualified enquiries to registered engineers, paid per lead.
Why landlords search for a gas safety certificate
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have gas appliances and flues checked for safety every 12 months by a Gas Safe registered engineer, keep the record, and give tenants a copy. Only Gas Safe registered engineers can legally carry out gas work, so the person searching already knows they need someone registered.
The check recurs every year. A landlord who is happy with the engineer tends to book the same one again, and one who has several properties may book them all. The first job is often worth less than the customer is worth over several years.
What an enquiry looks like
- A landlord with one rental property needing a gas safety check before a new tenant moves in
- A landlord whose certificate expires soon and whose engineer has retired or moved
- A letting agent needing checks across several properties
- A landlord whose boiler failed the check and needs repair or replacement
- An HMO owner needing a certificate for a licence application
How leads are qualified
A qualified lead has real contact details, asks for a gas safety check, boiler service or related work you offer, and is in your area. Terms are agreed in writing first.

How it works
- I build and own a local site for your service and area.
- People who need the service enquire through it.
- Qualified enquiries are passed to you.
- You pay an agreed price for each qualified lead. No retainer.

Questions
Do you supply leads for boiler replacements too?
If you do that work and want it, I can include it. Replacement jobs and annual checks behave differently, so we would agree what counts as qualified for each.
How do repeat customers work?
You keep the customer relationship. A landlord who rebooks you next year does so directly, with no further charge from me. I'm paid for the qualified lead I pass you, not for repeat business.
Do I need to be Gas Safe registered?
Yes. Only Gas Safe registered engineers can legally carry out gas work, so these leads are for registered engineers.
