What landlords need checked: a guide for compliance providers

By Peter Stuart · 31 October 2026 · 7 min read

Landlords deal with a long list of safety and compliance duties. If you provide one of them, you will often meet customers who need others. This guide sets out the main ones. It is a market overview for providers, not legal advice. Rules differ between England, Wales and Scotland and change over time, so check current guidance.

What this means for providers

  • Landlords often need several checks at once. One enquiry may reveal four more.
  • Most are recurring. A good first job leads to repeat work.
  • Deadlines drive searches. Licence dates, new tenancies and agent requests create urgency.
  • Trust matters. A landlord who finds someone reliable tends to stay.

Using it

Ask customers what else is due. If you cannot supply it, point them to someone you trust. Referrals are good for relationships. If you want to understand how enquiries reach providers, see how local lead generation websites work, or choose a service from the leads index.

Rules here reflect my understanding at the time of writing and are simplified. Landlords should check current official guidance, and providers should not rely on this as legal advice.
