EICR and electrical testing leads for electricians
Landlords and letting agents need electrical inspection reports on a cycle. I build local sites that capture those searches and pass qualified enquiries to you.
Why landlords search for an EICR
In England, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require private landlords to have the electrical installation inspected and tested at least every five years by a qualified person, and to give the report to tenants. Wales and Scotland have their own rules, so check the current requirement for the area you work in.
Landlords also use an electrical installation condition report before a new tenancy, when changing agent, or when a mortgage lender or insurer asks. Businesses use periodic inspection for insurance and duty-of-care reasons. PAT testing is common in offices and guest accommodation, although there is no single PAT law. The Electricity at Work Regulations 1989 require equipment to be maintained so it is safe.
What an enquiry looks like
- A landlord with one or two flats needing an EICR before a new let
- A letting agent asking for several reports across a portfolio
- An HMO owner whose report is due for renewal
- A small business wanting periodic inspection and testing of equipment
- A landlord whose report listed observations and who needs the remedial work done
The last example matters. The inspection is the start, and follow-on remedial work is often where the larger jobs sit.
How leads are qualified
A qualified lead has real contact details, asks for an EICR, PAT testing or related electrical safety work you offer, and is for a property in your area. Property type and number of properties help you price. I'll collect them where people are willing to give them. Pricing and what counts as qualified is agreed in writing first. See how EICR work comes from landlords.
How it works
- I build and own a local site for your service and area.
- People who need the service enquire through it.
- Qualified enquiries are passed to you.
- You pay an agreed price for each qualified lead. No retainer.

Questions
Do landlords need an EICR by law?
In England, private landlords must have the electrics inspected at least every five years under the 2020 regulations. Wales and Scotland have their own rules. This page describes the market, it is not legal advice to landlords.
Can I also get leads for remedial electrical work?
Yes, if you offer it. Tell me which work you want and I'll include it in what counts as a qualified lead.
Do you cover letting agents with multiple properties?
Agent enquiries are often the most valuable. They can be routed to you if they are in your area and match what you offer.
