Landlord electrical inspection is one of the more predictable types of work an electrician can have. In England, private landlords must have the electrical installation inspected and tested at least every five years, and Wales and Scotland have their own requirements. The cycle gives you a reason to contact customers again and again.
Know the cycle, then use it
Every EICR you carry out has a next-due date. Put it in a sheet or CRM and contact the landlord a few months before. Many will simply book you again rather than search for someone new. This one habit is worth more than most advertising.
Work with letting agents
Agents handle compliance for many landlords and prefer a small number of contractors they trust. They value fast turnaround, clear reports and a person who answers the phone. One agent relationship can produce regular work. Offer a simple arrangement: booking, access, report and invoice.
Make the report easy to act on
Landlords are not electricians. A report that explains what each observation means, what is urgent and what it would cost to put right, in plain English, is the one they remember. Remedial work is often where the bigger jobs are, so offer to quote for it at the same time.
Local pages and search
Landlords search for "EICR" or "electrical safety certificate" plus their town. A page for each area you cover, a clear price range if you are willing to publish one, and honest turnaround times help. Reviews from landlords and agents carry weight.
Add a channel that does not need managing
Pay-per-lead is a way to add enquiries without running ads. See EICR leads for electricians for how it works, and questions to ask before buying leads before you sign up to any supplier.
- Record next-due dates for every report.
- Contact customers before the report lapses.
- Build one or two agent relationships.
- Write reports landlords understand.
- Quote for remedial work straight away.
- Track where each enquiry came from.
